Earthy, musty smell through the main floor, worse when the furnace runs

How it unfolds

Illustrative example. Not a real job or customer.

During a pre-photo walkthrough the listing agent notices the smell as soon as the furnace kicks on. The seller, now living in another state, never noticed it while living there. The agent gets approval to bring in an odor assessment the next day.

  1. The assessment finds the plastic vapor barrier torn and bunched in several places, exposed soil, damp soil along one wall and old fiberglass insulation sagging from the floor above in one corner.
  2. Outside, a downspout on that wall empties directly against the foundation, and a sprinkler head sprays the same wall.
  3. Day 2: the downspout is extended and the sprinkler head capped while the house is listed.
  4. Days 3 and 4: debris and the damaged insulation are removed, and soil is allowed to dry with fans moving air through the vents.
  5. Day 5: a new continuous vapor barrier is installed and seams taped. Gaps around plumbing penetrations into the house are sealed, and the hatch gets weatherstripping.
  6. Day 6: the furnace filter is replaced and a duct joint that was leaking into the crawl space is resealed by an HVAC technician.
  7. Days 7 to 9: the house is kept closed with the furnace cycling, then rechecked by the agent and the provider.

By the recheck the main floor smells neutral with the furnace running. The listing goes ahead on schedule with photos taken as planned, and the agent has invoices and photos ready if the buyer's inspector asks about the crawl space.

Decision points along the way

  • IfThe provider had found standing water rather than damp soilThenDrying and a drainage fix would have taken longer, and moving the photo date would have been the better choice.
  • IfRodent nesting had been foundThenSafe removal of droppings and nesting, plus sealing entry points, would have been added to the scope before the barrier went down.
  • IfThe smell had persisted at the recheckThenDelaying the photos a few days for another round of drying would have been better than listing a house that smells at the first showing.

Common questions

Is ten days usually enough for crawl space work?
Sometimes, when the cause is simple and the space is accessible. Standing water, structural issues or major animal contamination generally take longer.
